1. A Fresh Update On The Kitchen

We spent a huge chunk of our time in the kitchen so if you’re trying to increase the value of your home selling, it pays to give your kitchen a fresh update. According to experts, a homeowner can actually recoup as much as 120% of his investment on a remodeled kitchen as long as you don’t overdo it (remodeling can be expensive). You don’t need to have a lot of work done, just a little tweak on the furnishing, adding a fresh coat of paint and/or adding several energy-efficient appliances ought to give your old kitchen a modern, fresher design.

2. Reinventing Old Rooms

Thinking of adding a new room to your home? The addition of a new room can be a terribly expensive project. Rather than breaking down entire walls and rafters, why not reinvent the existing space instead? It’s cheaper, it doesn’t take a lot of work and you don’t have to spend tens of thousands of dollars on a contractor.

You can either hire a professional interior designer or you can check out great room designs online and use them as inspiration for the room’s design. Of course, if you’re looking to save more, you can do the remodeling yourself. That said, improving an existing space isn’t dirt cheap especially if you plan to add or replace furnishing or home accents but reinventing a room is still so much cheaper than actually demolishing entire spaces to create new ones.

3. Creating an Energy-Efficient Living Space

Did you know an energy-efficient home sells faster than the average houses? That’s right, if you are putting your home for sale, you’ll be increasing its likelihood of being sold at a great price if you add energy efficient home appliances and furnishing. You can install energy-efficient windows. The average cost of adding energy-efficient windows to a home is around$7,500-$10,000. It’s not cheap but if you do the math, you’ll recoup your investment quickly.

4. Improving Curb Appeal

The yard is the first things people see when looking at your home so make sure your front and back yard complements the awesomeness of your interiors. You can hire a professional landscaper to improve the design of your front and backyard or you can tweak the yard on your own. But because yard work takes an immense amount of time and elbow grease, we recommend letting the pros handle the yard renovation if you are serious about increasing the selling price of your home.

5. Buff Up the Bathroom

Just like the kitchen, we spend a lot of time in the bathroom and most homebuyers (women, in particular) tend to check the state of the bathroom first because it’s just that important. The good news is, you can tweak your bathroom without spending an enormous amount of cash on the project. For one thing, you can replace discolored floor tiles with vinyl tiles. You don’t need to tinker with the old floor, you can install new floor right over the old one. You can also re-grout the tile and replace all chipped tiles, re-fabricate the tub and the shower and have professionals install new bath furnishing.

6. Change The Carpeting

If your home is carpeted, consider changing that ratty, outdated carpeting with a new one, leave the pros to do this. On the other hand, if your home does not feature carpeted floors, consider adding colorful carpets or carpets with punchy, eye-catching designs in key parts of the space, such as the living room or any empty spaces to instantly perk up the overall design of your interiors.
